About the Founder

Kylie Schischka

Kylie is the founder and CEO of Star Pacific Capital Management, a multifamily real estate acquisition and asset management firm established in 2013.

Between 2013 and 2022, Kylie syndicated $30M in private capital, acquiring and repositioning over 1,200 apartment units across the Houston market. Every property was transformed from underperforming C-class assets into stabilized B+ communities through strategic rehab and hands-on management.

The entire portfolio was exited at peak market in 2020–2022, delivering an average annualized return of 37% net to investors. No investor lost money. Every deal was profitable.

Prior to real estate, Kylie was a veterinary surgeon (BVSc, Massey University, New Zealand) practicing emergency medicine and critical care. She holds NAA designations in both Certified Apartment Manager (CAM) and Independent Rental Owner Professional (IROP).

12-Step Security Protocol

Spring Brook Lofts had a city abatement notice for a high incidence of serious crime. Kylie developed a comprehensive 12-step security plan and executed it to clear the abatement — a protocol now implemented on every Star Pacific property. We work closely with local law enforcement and city organizations like the Spring Branch Management District to maintain secure, well-managed communities.

70,000+ Hot Meals Served

When COVID hit, Star Pacific mobilized a 9-point community response across its portfolio. Partnering with the Houston Food Bank, SpringSpirit, and Blessings in a Bag, the team delivered 650 meals per day and organized 12 food trucks distributing over 12,000 pounds of food — ultimately serving over 70,000 hot meals. Over 300 families received holiday turkey dinners, and Hasbro donated toys for 75+ families at Christmas.

Afterschool Kids Program & YMCA Partnership

Star Pacific partnered with 501(c)(3) Urban Outreach to run a free afterschool kids club at Waterford Grove since 2016, offering Karate, Ballet, Hip Hop Dance, Life Skills, homework help, and dinner each school day. The YMCA Learn to Swim program ran each summer at the community pool. These programs reduce turnover, increase resident satisfaction, and differentiate properties in the market.

Resident Support Systems

When COVID hit, Kylie designed and implemented a comprehensive resident support system — including a Financial Resource Center, bilingual video communications, wellness calls to every household, and rental assistance coordination. The team was trained on custom workflows to connect residents with financial aid, food programs, and employment resources, protecting both the community and investor returns during an unprecedented crisis.
